Himmel and Stephen J. Meringoff, own and operate in excess of two million square feet of office and retail space and have operated together as one of New York City's most well-respected and successful real estate partnerships for over 25 years. Ms. Himmel and Mr. Meringoff are the company's sole principals and maintain ownership of virtually all of the equity in their properties themselves. Their long-term acquisition strategy is based on successfully identifying and evaluating well-located but under-performing and under-utilized properties and structuring transactions that are often highly customized to meet the disposition objectives of the then existing property owners.  Meringoff Properties, Inc., is a vertically integrated management and leasing company which provides property management, marketing, lease negotiations, tenant relations, construction management, property operations, accounting, cash management and financial reporting. We do not engage in third party real estate brokerage and only manage properties in which its principals have a direct ownership interest.
